Terms of Service

Effective 26 August 2026. Governing law: British Columbia, Canada.

These terms govern bjarneslist.com (“bjarnesList”). By using the site you agree to them. If you do not, do not use the services.

1. Eligibility

You must be 18 or older and able to enter a contract. The directory is limited to British Columbia subject matter.

2. What this service is

bjarnesList is an informational directory. Properties may appear as unclaimed public-record style listings. Owners may later claim a record. Members may post a vehicle. We do not:

  • Guarantee that anything is for sale.
  • Act as a real estate brokerage or represent owners.
  • Process payments or hold escrow.
  • Guarantee that a verified owner will sell.

3. Accounts

You sign in with an email magic link (or Google, if enabled). You are responsible for activity under your account. Do not create accounts to harass others.

4. Conduct

Do not post stolen goods, impersonate owners, scrape third-party MLS sites into this product, or upload a Social Insurance Number. Photo ID is checked through Stripe Identity. Tax and title files are accepted only for ownership review. We may remove content.

5. Content licence

You keep ownership of what you post. You grant bjarnesList a licence to display it on the service. Civic listings are unclaimed public-record fill from municipal open data and are not offers to sell.

6. Claims and verification

Claiming an existing civic address or posting a new home or business requires both a Stripe Identity check (photo ID + matching selfie) and a property tax notice or title document. bjarnesList stores Identity pass/fail, not licence images. Tax and title files are encrypted, purpose-limited to verification, and retained only as needed. We do not collect a Social Insurance Number.

7. Private transactions

Any deal is between users, off-platform. You do your own due diligence, including legal review for real property in B.C.

8. Disclaimers and liability

The service is provided “as is.” To the fullest extent allowed by B.C. law, bjarnesList is not liable for indirect or consequential damages. Our aggregate liability will not exceed CAD $100.
